CIL partners with nonprofit agencies to develop program and administrative spaces tailored to meet their needs. These building projects include schools, child care centers, administrative offices, clinical offices, program space and other types of nonresidential real estate.
Properties are acquired, built or renovated, and then leased to agencies under long-term lease agreements. CIL secures 100 percent financing that covers all acquisition, construction, and soft costs. Lessee agencies are not required to provide equity, and the properties are donated to lessees at the end of the lease terms. CIL utilizes tax-exempt bonds issued through CHEFA as an affordable, reliable source of project financing.
To develop such office and program space projects, a number of factors may need to be addressed. These include: zoning, design, permitting, construction estimating and management, environmental remediation, and commercial financing.
CIL prides itself on using its experienced staff to collaborate with various design, environmental, engineering and legal professionals to successfully complete projects. On most projects, CIL acts as both developer and general contractor to improve the site selection process; secure fast and accurate cost estimates; and, facilitate cost savings and the value-engineering process.
